Zaha Hadid Architects (ZHA) has revealed the design for its latest project, The Delmore, an ultra-luxury residential development located in Miami’s Billionaire’s Triangle. Positioned on the oceanfront in the Town of Surfside, this boutique condominium marks a significant architectural addition to Miami’s skyline and represents DAMAC International’s first foray into the U.S. real estate market.

 

The Delmore will be set on a two-acre site at 8777 Collins Avenue, offering two hundred linear feet of direct access to sandy beachfront. Designed to embody luxury living, the twelve-story structure will house just thirty-seven residences — called ‘mansions in the sky’ — with expansive units starting at 7,000 square feet. The development emphasizes spaciousness and privacy, with each of the building’s floors containing no more than four residences. In addition, residents will enjoy uninterrupted views of the Atlantic Ocean, Biscayne Bay, and Miami’s iconic skyline.

The architectural design of The Delmore in Miami exemplifies Zaha Hadid Architects’ signature style of fluidity and organic forms. Its sculptural facade, featuring sinuous curves and nested crescents, reflects the studio’s characteristic approach to creating dynamic and expressive buildings. A prominent feature of the building is the flow-through canyon that divides the structure’s north and south wings. This canyon not only visually separates the building but also forms a striking entryway from the porte-cochère to the grand double-height lobby, leading to an oceanside meditation garden.

Designing The Delmore in Miami, Zaha Hadid Architects’ innovation is perhaps most dramatically expressed through its 75-foot-long transparent swimming pool, suspended 125 feet above ground. This pool, visible from Collins Avenue, functions as both a functional space and a bold visual statement. Likened to a water-filled bridge, it is a centerpiece of the project’s design, redefining the concept of luxury amenities in the region.

 

Privacy is an integral aspect of the project’s design. Each ‘mansion in the sky’ opens onto expansive, wraparound terraces that are staggered floor by floor to ensure no vertical alignment between residences. This stepped configuration will maximize residents’ privacy while softening the building’s visual impact on the beachside landscape. What’s more, sculptural fins along the facade provide both shade and privacy, furthering the sense of retreat and exclusivity.

The interior design of The Delmore will be led by the design firm Hirsch Bedner Associates (HBA). Each residence will be fully finished, with private elevator entry foyers and expansive living spaces. HBA will design all baths and wardrobes, as well as custom Molteni&C kitchens, which will be anchored by intricately carved marble islands. The overall design language blends craftsmanship with modern luxury, elevating each unit to the level of a single-family retreat.

 

The Delmore will offer over 55,000 square feet of luxury amenities, ensuring that residents have access to a wellness and lifestyle experience. The rooftop deck, with its signature suspended pool, will also include lounges, a summer kitchen, and panoramic views of Miami’s skyline and sunsets over Biscayne Bay. On the lobby level, residents will find a resort-style fitness center, yoga studios, a Pilates reformer studio, and an indoor 75-foot lap pool.

 

The outdoor spaces at The Delmore are designed to harmonize with the natural surroundings. Miami-based firm CLAD Landscape Architecture & Design, led by Carolina Monteiro, will be responsible for creating the landscape design, which emphasizes a connection to the local environment. The garden features winding paths, open-air spaces for reflection, and a beachfront experience with personalized services overseen by beach butlers.
