Baia Villas Blend Goa’s Heritage with Modern Beachside Living

Baia Villas project by JMA Mumbai, located in Mandrem, North Goa, consists of six villas designed to blur the distinction between indoor and outdoor spaces, departing from conventional home layouts. Drawing inspiration from the village’s Portuguese heritage and the ‘Susegad’ lifestyle, the project combines traditional elements with modern design, offering communal areas while maintaining privacy.

The U-shaped courtyard layout connects history with contemporary beachside living. The use of bold arched windows and reverse fins provides shading and enhances the aesthetic with playful geometry. These elements, along with vibrant textures, water features, and lush landscapes, celebrate both local culture and international appeal. The introduction of deep recessed windows, set in 900mm thick walls with a contemporary interpretation of flying buttresses, adds depth and visual interest to the design. The checkered verandah serves as a versatile connection between the living spaces, kitchen, and pool, challenging traditional boundaries between enclosed and open areas.

JMA Mumbai coats Baia Villas’ volumes in peach-toned pink

The villa facades are finished in a peach tone with a two-tone Velatura texture, complemented by striking blue windows, a nod to Mandrem’s unique balance of relaxed yet vibrant energy. The Bombay-based studio introduces wooden furniture and finishes throughout the interiors to create a sense of warmth and tranquility. The interiors harmoniously balance luxury with a calming atmosphere, creating a sense of comfort and refinement. Baia Villas showcases the fusion of traditional and modern architecture, reflecting the local spirit while offering a refined living experience. The design sets a new standard for homes in Goa, blending heritage with contemporary aesthetics to create spaces that resonate with both the past and present.
