in on architecture inc.’s latest mixed-used complex, the korean-based practice highlights the unique floor area ratio as the identity of the project in ulsan, south koreaas a result of the owner’s demand for many activities, a new formation of the building was proposed. therefore, the ground floor is maximized for retail use, while the distribution obtained on the second and third floor was used for the creation of the fourth and fifth floors, establishing an innovative design that stands out from the old residential area.

the building has been redeveloped into a new apartment complex and a commercial area because of a new 20 meter wide road to the north side. it is possible to secure the height of the building by receiving the right of light from the north with the road. this made the first floor higher and allowed the architects to avoid height restrictions on the building. the façade of the ground floor, which is higher than the others, is made of glass, while the second floor is left empty to create the sense of openness.

the aim of the project is to realize a clean building, emphasizing the sense of volume — this is fulfilled by constructing with exposed white concrete. since the building is small in size, the exterior staircase looks visually massive in the building’s façade. in order to provide a sense of openness, as well as closure, a punched metal material is used to surround the stairs.
