basiches develops duplex apartments for urban living in brazil

‘unitt urban living’ is a residential tower by basiches arquitetos associados located in sao paolo, brazil. composed of duplex apartments, the starting point of the process was the design and definition of a 109m² housing module with two suites. once the plans were developed, the next decision was the orientation of the two-person units in relation to the surrounding context. the dwellings adjust themselves to focus on the adjacent access roads, which prevents views towards the cemetery situated next to the lot. other modules include a single 58m² suite and a 167m² divided into three suites to provide options for single bachelors and various family sizes. these features can be seen through the addition of glass balconies that extend the floor plates outwards to rhythmically create the façade. to break the monotony, voids have been cut between the two main volumes to enable the implementation of terraces in the sky where multiple residents can enjoy fresh air amongst the fabric of the city.

the lower levels of the structure house the common recreational areas that invite occupants to extend their activities to the exterior. therefore, every indoor leisure area is seen as a large green landscape between the front and rear setbacks in the pool, patio, and lounge, all of which are integrated by glazing locks. this sequence of programs connects back to the main body of the interior via walkways lined by rooms with different vertical dimensions. this manipulation of section negotiates a dynamic spatial experience for communal events and occasions.
