In a continuation of his distinctive style — sleek, angular, and industrial — architect Neil Denari designs a bold new workspace for Beverly Hills, California at 9000 Wilshire. As one of the latest ground-up office structures in the Los Angeles suburb, it embodies modern sustainability principles while addressing both current and future demands for smart office environments. The building is strategically located in a vibrant area, enhancing the neighborhood’s walkable urban fabric by hiding its parking structure underground.

 

The split scheme conceals four levels of underground parking, allowing the focus above ground to remain on four stories of dynamic office space. Its facade, finished in a distinctive aubergine purple hue, is at once a colorful addition to the streetscape and a functional component of the building’s environmental strategy. This facade integrates a rainscreen and photovoltaic panels, contributing to its overall sustainability goals and serving as a canvas for community art installations.

a high-performance workspace infused with greenery

 

The team at Neil M. Denari Architects aimed to create an office building at 9000 Wilshire that combines timeless design with high performance, achieving certifications for WiredScore Gold, LEED Platinum, and Fitwel. Seismic considerations also played a crucial role in the project. Given the proximity to fault lines and the introduction of new seismic retrofit ordinances, the building was engineered for resilience, ensuring long-term structural integrity and safety.

 

Inside, the design focuses on occupant well-being and flexible workspace configurations. A key feature is its commitment to maximizing natural light, with 68.5% of workspaces benefiting from direct sunlight. Additionally, the integration of over 1,000 square feet of green-wall, composed of eighteen different plant species, contributes to both air quality and employee wellness. This focus on greenery also extends to the roof, where 5,485 square feet of outdoor workspace offer employees a refreshing environment for both work and relaxation.

9000 wilshire responds to its context

 

Neil Denari and his team embed sustainable principles into every aspect of the project at 9000 Wilshire. The building’s advanced rainwater drainage system, which collects and recirculates water for landscaping, is an example of this approach, especially in the drought-prone context of Los Angeles. A ten thousand-gallon tank stores rainwater, further reducing the structure’s environmental impact and supporting its green roof system.

 

The execution of this ambitious project was managed by HLW, who served as the Architect of Record. They produced the construction documents and oversaw the build to ensure the original design intent was fully realized. Through their collaboration with Neil M. Denari Architects, the project was successfully completed, setting a new benchmark for the future workplace. With its innovative design, sustainability features, and focus on employee well-being, it aims to be a new architectural precedent for office design.
