as part of its latest development report, real estate agency cityrealty has released a series of visualizations, illustrating the new york skyline in the year 2020. the in-depth survey documents each manhattan development by neighborhood, showing which areas will be most affected by the city’s rapid vertical growth. in recent years, a number of high-profile architects have designed tall buildings for new york, including rafael viñoly, herzog & de meuron, and christian de portzamparc.

in summary, cityrealty’s report asserts that by 2018 new apartment sales are poised to reach a level not seen for over a decade. ‘while fewer developers in 2016 are signing on to build sky-grazing towers with penthouses that cost $100 million (USD) or more, condominium prices are still on an upward trajectory, with anticipated sales totaling roughly $30 billion through 2019,’ says the study. ‘in total, 92 condominium projects with roughly 8,000 new apartments are under construction or proposed.’ although development has largely concentrated on midtown in recent years, there is now set to be a new wave of construction in the financial district, with roughly 1,250 new apartments slated for the neighborhood.

one of the largest developments is the jean nouvel-designed tower at 53 west 53rd street. comprising 169 units, nouvel’s design has been in some stage of planning for more than a decade. developed by hines, the tower is located next to the museum of modern art and will climb to a total height of 1,050 feet (320 meters). units have an average price tag of $12.7 million, with a total sell-out forecast of $2.1 billion. construction began last year.

nearby, 111 west 57th street will eventually top out at over 1,400 feet (427 meters) as one of the city’s tallest buildings. designed by SHoP architects, the tower boasts a terracotta façade and bronze filigree. its 60 units, with an estimated average price of $24.2 million each, have a forecast total sell-out of $1.5 billion.
